The project is located in Gerani, within the Municipality of Platanias, approximately 15 km west of Chania.
The boundary of the development on the seaward side is approximately 4 metres from the sandy beach, with no intervening road or other private property. Access to the beach is therefore direct.
As with all coastline in Greece, the beach itself is public. When we describe the project as “beachfront”, we refer to the direct position of the property beside the beach, not private ownership of the sand.

The project is currently at the planning and pre-approval stage with the competent planning authorities. Construction has not yet commenced. Early reservations are possible before the issue of the final building permits.
A specific residence may be reserved through a private reservation agreement with a €10,000 payment. The agreement holds the selected property for the buyer while the project proceeds through permitting.
Once the building permit is issued, the buyer and developer sign a notarial pre-contract establishing rights, obligations, agreed specifications, construction timetable and the staged payment schedule linked to construction progress.
Estimated construction period is approximately 18 months from the date the necessary permits are granted. The final contractual completion and handover date is formally established in the notarial documentation.
The project is undertaken through a private development agreement between the construction company (KOYRTIS) and the landowners, under the Greek development structure known as antiparochi. Before entering this agreement, the property underwent legal and planning/technical review by the developer's lawyer and engineer in Chania.
Every buyer is welcome — and encouraged — to appoint their own independent Greek lawyer, civil engineer, architect or accountant. Their advisers may cooperate directly with the developer's team and review all ownership, legal, planning, technical, permit and contractual documentation. The developer's own prior review does not replace the buyer's independent due diligence.
The complete technical specification package is being finalised by the development, architectural and engineering teams — covering structure, insulation, waterproofing, windows & doors, HVAC, hot water, electrical, plumbing, kitchen, bathrooms, flooring, sanitary fittings, exterior finishes, pool specifications, energy efficiency and included equipment. Once finalised, the applicable specifications form part of the formal contractual documentation.

Rental potential — an honest note
Given the beachfront setting, private pools, proximity to Chania and location within the wider Platanias area, the villas are expected to be attractive properties for premium holiday accommodation.
However, as the development has not yet been completed or operated, we do not present speculative or guaranteed ROI figures. As the project approaches completion, a more reliable rental assessment can be prepared using comparable properties, actual market conditions and the final specification of each residence.
