Greece Golden Visa
Investment Options & Tiers
The September 2024 reform replaced the old flat €250K/€500K system with a zone-based structure. Which tier applies depends on where and what you buy - and there are four non-property routes too.
Real Estate
The Three Real-Estate Tiers
- —Attica (all of greater Athens), Thessaloniki, Mykonos, Santorini
- —All islands with population over 3,100 (incl. Crete, Rhodes, Corfu, Paros)
- —Single property of at least 120 m²
- —Residential or commercial
- —All mainland areas outside the prime zones and islands with population under 3,100
- —Single property of at least 120 m²
- —Residential or commercial
- —Strong value in Crete - Chania, Rethymnon, Elounda
- —Commercial-to-residential conversions (e.g. former offices, hotels, industrial)
- —Listed / heritage buildings under full restoration
- —Applies anywhere in Greece - even Athens or Mykonos
- —No 120 m² minimum size requirement

Alternative investment routes
Real estate dominates the programme, but Greek law recognises several financial routes. They suit investors who want exposure without property management.
Startup investment
Up to 33% equity in a startup registered with the Elevate Greece national registry, which must create at least 2 jobs in its first year (Law 5162/2024, art. 44). The newest and cheapest financial route.
Investment funds
Units in Greek real-estate investment companies (AEEAP/REICs) or qualifying mutual funds and alternative investment funds that invest in Greece.
10-year hotel lease
A long-term lease of hotel or furnished tourist accommodation - same zone thresholds as property purchases (€800K prime zones, €400K elsewhere).
Securities & deposits
€500,000 in Greek government bonds (3-year minimum holding) or a Greek fixed-term deposit; €800,000 in shares or corporate bonds listed on Greek regulated markets.
