What changed in 2026
Approvals up +11%
First four months of 2026: 3,816 approvals vs 3,429 in the same period of 2025 - the ministry is clearing the backlog faster.
Applications down ~43%
New applications fell sharply after the September 2026 tax announcement - buyers are moving to complete before July 2027 rather than filing speculatively.
A closing window
The combination - faster approvals, fewer new filings, the 2027 transfer-tax increase - makes 2026-early 2027 the most favourable entry window the programme has offered in years.
